it`s done with layers.
You have your texture layer.....then you add a new layer on top of that that is your dirt layer. Both are simply bitmaps or jpg...or whatever.
Then your dirt layer you use the transform function to scale it as you want it.
Then go into layers-layer style -blending options....you set your opacity and also at rhe bottom of that window...you`ll see [this layer] [underlying layer]...use those sliders to set how you want the dirt layer to look onto the texture layer.
That`s how I do it anyways.....hope it helps you a bit.....
I`ll post an example for you.....

Great thank u very much. Now I underdstand it better, but what about the bump of the texture, where should it go?
Another one. If u want to make the dirt map green-colored is just enough with changing the black color to green color. (This is made as for example the wall has damp patches??)

yup....just go into image-adjustment-selective color[of your dirt map layer]....pick the color to change....say [black]....and play with the sliders till you get green.
A bump map is a grayscale image of your texture....white areas are raised black areas are recessed...it goes into your bump slot in your material editor of whatever package your using.
The bump dimensions and the diffuse[texture] dimensions should match....they more or less will anyways...because your just taking your texture image and converting it to grayscale....remember to call it something different or it will overide your texture image .
